Repairs & Maintenance

Welcome to our Repairs and Maintenance service.

We’re here to look after your home and keep everything working as it should.

If there is a fire call 999.

If you see something dangerous at our properties please report it to reception or housing staff as quickly as you can.

On average, we complete around 445 repairs each month. If something goes wrong, please let us know — we’ll do our best to fix the issue as quickly as possible.

How do I request a repair?

If you notice a repair or maintenance issue, please report it to your housing officer or to reception. Please provide as much information as possible.

What happens once the issue is reported?

Your repair will be logged in our system, and our team will assess which category of urgency it is so we can prioritise it properly. See below for more information on the categories.

When will my repair be resolved?

  • Routine repairs: within 1 month
  • Urgent repairs: within 1 week
  • Emergency repairs: within 1 working day

 

Your housing officer can keep you updated on the progress of your repair.

Different Categories of Repair

Emergency repairs include:

  • Your Access door to your building or flat/room is broken or not safe
  • Serious flooding and leaks (staff to check & isolate) 
  • No water supply at your property 
  • Complete loss of electricity
  • Blocked toilet, if there’s no other toilet available
  • Unsafe power, lighting or electrical fitting 
  • Total or partial loss of gas supply 
  • No heating – If heating can’t be restored staff/housing managers may be able to give residents temporary heating 
  • No hot water 
  • Trapped in a lift 
  • Broken window restrictor

 

These will be responded to within 24 hours.

Any repair issue where the property is unsafe, will be made safe within 24 hours and repaired in due course.

A Maintenance  Out of Hours Emergency is when there is an imminent threat to persons’ safety or risk of damage to the building.  

This includes:

  • Uncontrollable mains water leaks  
  • Uncontrollable water leaks from heating systems   
  • Total loss of electricity to the building  
  • Dangerous/exposed electrical wiring   
  • Broken windows or doors where residents’ security and safety are put at risk  
  • Fire  

 

It is NOT a Maintenance Out of Hours Emergency if:

  • a water leak can be contained until normal working hours
  • only a few rooms have no electricity
  • the breakdown or repair is not an imminent threat to persons or causing damage to the building
  • the breakdown or repair can be dealt with as a routine repair.

Out of hours emergencies will be responded to within 24 hours.

Urgent repairs include:

  • Blocked sinks, baths and basins
  • Blocked toilet  
  • Leaking toilets, pipes and drains 
  • Faulty front or back doors  
  • Repairs to collapsed ceilings 
  • Single lights or sockets not working 
  • Partial loss of electrical power 
  • Partial loss of water supply 
  • Leaking from water or heating pipe, tank or cistern 
  • Leaking roof – water is containable 
  • Door entry phone not working 
  • Damp and mould-to inspect 

 

These will be responded to within 5 working days.  (7 calendar days)

Routine repairs include:

  • leaking gutters 
  • dripping overflows 
  • sticking doors and windows 
  • slow draining sinks, baths and basins 
  • works to trees, shrubs, gates, fences, and boundary walls 
  • Damp and mould works

 

These will be responded to within 20 working days.  (28 calendar days)

Planned Works

 

Each year we identify kitchens, bathrooms and common areas that are most in need of improvements. These are planned throughout the year according to our budget. Fire and Health & Safety works take precidence over general improvements.

Current Projects include:

  • Kitchen and bathroom replacement at one of our move on houses
  • Hand rail installation at YMCA South Ealing
  • Boiler replacements at two of our sites

Planned works Before and After

Here is an example of a kitchen refit at Roxeth Gate.

This kitchen had issues with the cupboards and significant wear and tear.

The new kitchen was fitted and issues repaired.

Our staff

Our maintance teams work in three regions: East London, West London and South London.

Each region has a property manager, maintenance coordinator and multiple multi skilled maintenance operatives who cover all the sites. We also use external contractors when required.

Within each of our regions we have electric vans. You can see our East London team here.
